In the place of Villas Futungo, the view is always free, over the bay, the islands and beyond; an infinite Atlantic sea.


That's why we wanted to share the ground equally for everyone. Forty lots with equal fronts to the sea and the common areas of the condominium. The lots are joined by an interior access road, at the north end of the land, which works as a large square, which is diluted in the landscape and separates the houses on the west side, of the east side with the common, social, sports and administrative areas.


The lots, extended on the land towards the sea, take advantage of the unevenness of the land, to locate the houses at different elevations, positioning them in a non-aligned way, increasing their field of vision, merging the landscape of the bay with the landscape of the Villa .


Surrounding the buildings, we placed a green park, which guarantees an overall image and fluidity in its pedestrian use, in the connection of common areas as a whole, also creating a belt and protection of the condominium in relation to the surroundings. Taking advantage of a depression in the center of the land, a moment of exception is proposed, which takes up the ideas of common areas as an element of unity, but that creates greater potential in the created scenario. On the one hand, the proposal to study the possibility of connecting the Villa directly to the beach, in a pedestrian way under the Samba road, and on the other, the integration of a lake in the continuity of the common areas.


Villa Futungo's houses rest on the modeled land, adapting to its topography, which means that houses placed farther to the east will stand taller than houses placed farther west. As they all have access from the road, people descend gently to their house, which extends in a succession of space, favoring the view of the sea, passing through atriums, rooms and patios, culminating in their private swimming pools overflowing over the unobstructed view to the sea. The houses have two floors plus the basement, organized in spaces that interconnect, making a simple structural modeling a quality of wide spaces, in a deep relationship with the surrounding gardens.
